Tender Description:

Scope of work for Sheraton Grand Tbilisi Metechi Palace Presidential Suite renovation architectural design work services.

Part One: Scope of work for PS architectural design works

General:

• Minimum 10 years’ experience architectural and design works.
• A good reputation company portfolio to be provided.
• Preferable reference for designing hotels, malls or commercial objects.
• All design elements to be agreed with RAKIA Georgia and RAKIA head office for general design, maintenance, and durability purpose, subject to approval from Marriott design team.

Relates to the project:

• Attached drawings editable format to be fully followed.
• Design area approx. 200 m2.
• Bedroom to be re-designed, to make room lighter during a day.
• TV stand wall into the bedroom to be eliminated.
• Reconsider the bedroom space to accommodate a small study / working area so that the living room / dining area and bar would only function as a leisure, gathering space.
• No changes to the existing bathroom setup.
• The kitchen needs to be demolished and extended to the living room with open bar concept.
• Dining room table to be replaced, lighting arrangement to be changed.
• Address limited daylight from the windows / balconies and allow for maximum opportunities to enjoy the views.
• Fireplace concept to reconsider as a value – makes noise/get rid of the bench in front of the fireplace and new furniture proposed for this area.
• Lighting arrangement for the living room to be upgraded. Consider a more sophisticated TV / Screen / AV/ sound system and lighting.
• To keep the ‘ screen “ to the door of the connecting room 
• Above noted critical to project changes to be smoothly incorporated into new design concept, considering the structural restrictions with the layout. The aim is to drive project to more soft renovation type, avoiding at its best complete strip off the existing fit out.
• Detail shop drawings need to be provided, considering attached drawings, including 3D visualization, sections, structural element with calculation, MEP modification as per requirement.
• Material data sheet to be provided.
• Quality and brand of materials or equipment’s needs indication.
• Constructive elements installation to be provided in design drawings, mandatory to be followed.
• Existing power and cabling route point to be kept, type of light or power sockets can be replaced.
• Recommendation for Logistic plan of construction work to be provided.
• Selection of furniture, art, natural elements to be provided.

Part two: Methodology

Please state your methodology for the scope of work mentioned above.

Additionally, we require confirmation of your ability to meeting the below timing for the delivery of design project:

• Signing of contract01 September 2023
• Duration of fieldwork6 weeks ending 13 October 2023
• Submission of first design project 23 October 2023
• Submission of final project30 October 2023
